Can you hold a place before I apply?
We generally rent properties on a first-come, first-served basis to ensure fairness and consistency. To secure a unit you should submit a completed application and any required fees as soon as possible. If a temporary hold is offered, it will be confirmed in writing and subject to application screening and receipt of fees. -
Do I pay first month's rent and last month's rent with my security deposit?
Move-in costs depend on the specific lease. Most rentals require first month's rent and a security deposit before move-in; some properties also require last month's rent. Your lease and move-in statement will list all required upfront payments so there are no surprises. -
How old do you have to be to apply?
Applicants must be of legal age to enter into a lease agreement, typically 18 years or older. Co-signers or guarantors can be used when applicants do not meet age, income, or credit requirements. -
Is the deposit refundable?
Security deposits are generally refundable when the lease ends, provided there is no damage beyond normal wear and tear and all lease obligations are met. Any deductions for unpaid rent, repairs, or cleaning will be itemized and returned per the timeframe required by Illinois law. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet our income, credit, or rental history criteria. Cosigners must meet financial qualifications and sign a guarantor agreement to assume liability if the primary tenant defaults. -
You have a property I want to rent. How do I apply?
Apply online through our tenant portal or submit an in-person application where available. A complete application, application fee, government ID, and proof of income (pay stubs, tax returns, or employer verification) are typically required. Prompt and accurate documentation speeds up screening. -
How do I pay rent?
We provide convenient payment options through our tenant portal, including online payment and automatic bank transfer. Some properties also accept check or money order. Payment methods and due dates are specified in your lease for clarity and transparency. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet. Many properties allow pets with an approved pet addendum, plus a pet deposit or monthly pet rent; some properties have breed, size, or species restrictions. We evaluate pet requests to balance tenant needs with property protection. -
I want to move out, but my roommate wants to stay. What should I do?
Leases typically hold all tenants jointly responsible for the full lease term. If one roommate will remain, that person must qualify independently or the roommates must arrange an approved lease change or replacement tenant. Contact management early so we can guide the process and update the lease correctly. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice period and submit your intent to vacate in writing by the deadline. Follow the move-out procedures in your lease—including scheduling a move-out inspection and returning keys—to ensure timely processing of your security deposit. -
Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and repairs to protect property value and ensure tenant safety. Tenants are responsible for costs resulting from negligence, misuse, or unauthorized alterations. Report maintenance requests promptly through the tenant portal so we can address issues efficiently and prevent escalation.
